The Awaab's Law Phase 2 Primer is for anyone working for or on behalf of a social landlord in England, whether they sit in housing, customer services, repairs, compliance, estates, finance or engineering. It explains what changes on 30 November 2026, when the significant hazard requirements of Awaab's Law extend to seven additional headings: excess cold, excess heat, falls, structural collapse, fire and explosions, electrical hazards and domestic hygiene.

The course teaches through seven short modules, each built around an engaging video, a follow up interaction and three key takeaways. The examples are the moments staff actually meet: a resident who mentions a cold bedroom during an unrelated call, a loose handrail on a shared walkway, a scorched socket near a child's bed. Learners practise noticing the warning sign, capturing the useful facts and escalating without delay.

The context is important. Since 27 October 2025, Awaab's Law has required social landlords to deal with damp and mould hazards and all emergency hazards to fixed timescales. Phase 2 extends that discipline to seven more hazard headings. Emergency hazards must be investigated and made safe within 24 hours. Potential significant hazards must be investigated within 10 working days, with a written summary normally within 3 working days of the investigation ending and relevant safety work completed within 5 working days where a significant hazard is confirmed. That is a major operational change, and it depends on every colleague knowing what to notice and where to send it.

By the end of the course, learners will be able to state what Phase 1 covers and what Phase 2 adds, list the additional hazard headings, recognise common defects and warning signs, and recall what makes a useful record and a safe escalation. Nobody is asked to diagnose, classify or apply the legal test: that stays with competent teams.     The course is a self-paced online training course broken into smaller Bitesize Learning chunks. You will cover the following topics:

    Refreshes the Awaab's Law process you already know and explains exactly what changes on 30 November 2026. You will learn what Phase 1 covers, meet the seven additional significant hazard headings and recall the key timescales, including the 24 hour emergency requirement. The module also establishes the role you will use throughout the course: recognise the concern, record the useful facts and escalate it through your organisation's route.

    Temperature problems are rarely just about comfort. This module helps you identify the housing defects that can contribute to excess cold or excess heat, recognise the household circumstances and warning signs that increase risk, and know when a situation may need urgent escalation. You are not asked to diagnose the heating or ventilation system, only to pass on a clear picture of what has failed and who is affected.

    Introduces the three fall hazard groups and the 300 millimetre boundary between falls on the level and falls between levels. You will learn to recognise common warning signs on floors, stairs, windows, balconies and shared routes, and which route, defect and household details turn a quick observation into a useful falls report for the team that assesses it.

    A crack, a bowing ceiling or a leaning wall does not explain itself. This module helps you identify visible changes that may point to structural instability, record the location, the change and who could be exposed, and recall the basic precautions that keep people away from a structure that may be unstable while a competent team takes over.

    Fire and explosion warnings do not always arrive as flames. You will learn to identify warning signs across fire, smoke, gas and fumes, use the four triage checks of warning, ignition, escape and location, and recall the immediate safety and escalation actions to take without ever investigating the source yourself.

    Electrical danger often sits behind a familiar socket, cable or appliance. This module covers the fixed installation and equipment that sit within this hazard heading, the warning signs that may need urgent attention, such as scorching, buzzing, repeated tripping and sparking, and the safe response: keep people away, record what was seen or reported and get a qualified electrician.

    Domestic hygiene is about whether a home still supports safe everyday living. You will learn the three connected areas of domestic hygiene, personal hygiene and food safety, identify failures of essential facilities or sanitation that may need urgent escalation, and recognise the difference between a housing related hygiene hazard, normal living activity and general clutter, without blame or intrusive judgement.

  • Assessment

    To pass this course learners will need to demonstrate their knowledge with a short 10 question assessment.
